The house was buit in the 50's and they really went with a 50's style flowers crazy carpet wood everywhere etc.

Repairs: We estimate about 40-50K Dollars to make all the units perfectWhy is it vacant & when was the last rental: Not sure and the realtor has not picked up the phone, being a holiday and all, but it looks like they tried to do some work on it, because there is no carpet, and A/C units need to be placed, needs painting, drywall work, bathrooms, kitchens, electric, etc.

If I do the usual move out routine of cleaning, painting, replacing carpet etc., we will be able to easily raise rents by about $200 per month.If we do more of a remodel, i.e., replace cabinets, update bathrooms, new base boards, new upgraded interior doors and maybe reconfigure the interior we could probably raise rents by $400 or more.
