I would recommend searching for a broker to create a relationship with.

However, many mortgage brokers have been telling me that I need to show them 2 years of work experience out of college as a real estate agent and I simply do not want to wait two years to buy real estate because I have money ready for a down payment.

As a 70 years old retired general contractor/developer and a current RE broker, investor and PM with a reasonably good portfolio I have to say that I have lost my zest for massive cash and have resigned myself to passive cash which serves us well at this station in life.A lot of folks love the feeling of building more and more wealth and I applaud that quality.

My understanding is that I would need to hang it with a brokerage for the 2 years until I can become a broker myself.
