Don't paint with a broad brush as others seem to do and assume that all wholesalers fall into this category, just as all realtors and others don't fall into this category based on a few bad experiences.It sounds like the wholesaler didn't really have it under contract but was maybe just trying to feel out the lead before they did, which is terrible and not how good wholesalers do things.

I get that you're trying to address a broad audience, but the podcasts that I tend to really get the most out of are the ones that get into more depth around deal structures.  

Bill Gulley defined most of these frauds as "public nuisances" and I have found that to be fitting.
