Broadly for me/us I'd just say that our perception of where the market/economy is headed just informs more of a general intuitive appetite for using leverage.My view is that uncertainty in future market outlook (perhaps forecasted by leading indicators) mainly drives price volatility, and perhaps increases risk of lenders 'calling' revolving credit lines to meet their own liquidity needs.The more 'bad' the indicators are, the more chance that we perceive our lenders possibly wanting to 'call' revolving lines of credit, is the way I think about it.

Thank you for your reply.The idea is to work toward a fully permitted mixed-use project of condos (not rental units), retail and office space (broad investor appeal and somewhat diversified economics) that I can market to a larger developer for them to execute/construct.

I hate painting with broad strokes, but I have yet to hear from an investor buying cheap turnkey properties and owning them for 5,6, 7 years or longer and making money.

I can probably find a deal faster in Lowes than most techies can find one, here is the reason I say that;Gurus teach systems, ways to do a deal and very little about real estate basics and how to solve problems.Guess you didn't have a question abount my qualifications, but I have been lucky to have had opportunities to acquire a very broad and deep knowledge withing the real estate industry, Instead of me looking for a deal that fits a strategy, I can identify a problem and solve it.

Once you learn how to hustle and figure out the ins and outs of the industry you can make good money while having a more broad stance than just being an investor.I also which I had more hands on construction experience and would really have liked to have hooked up with an investor/contractor at your age.
