If you think that people want to do business with some character with a pencil, a pad of paper and a cell phone, I can assure you that people "smell" money (or the lack of it) and listening to a podcast or watching a webinar does not equip you to be a wholesaler, let alone an investor.My vote is to, at minimum, use a quality service like Freedomvoice or similar and work on your written script in advance of recording.

The tenant we plan to use the NTN flat fee collection on was admitting to violating lease terms (smoking and having a cat) which ended up causing damage, smoke and cat smell, burns on the floor where she sat smoking by the scree door, burns on the countertop in the master bath.

While the IRS will treat them as flow-though and tax the revenue in your hands, the CRA does not recognise this flow-through and treats them as bodies corporate and you will not be eligible for a tax credit for the taxes paid in the U.S.A.If you are planning to do any volume of business in the U.S.A. and wish to have control over when net earnings are repatriated to Canada (if at all), then you will want to have a corporation (C-Corp or LLC that has elected to be taxed as a corporation).Best to consult with a {Canadian} accountant with cross-border business/real estate experience before you get too far down your path.

The town says "waste water"  but it smells like sewage and is grey in color.  4) Our Cash on Cash is a negative number but we are above 1% for the 1% rule.Here is our plan:1)  we are confident in the area and can conservatively ask 2400 a month for both units.

Cats can be lighter on the wear and tear but I've heard that they can smell up a place.Dogs are heavier on wear and tear, tend to be louder, and will use your yard (if you have one) as their bathroom.
