With light rail opening in 2023 and Vulcan's 23rd and Jackson project celebrating its 2nd birthday, the neighborhood will start blowing up.

You need well thought out back up plans as deals are signed not when they blow up.  

I see Zestimates as a finger in the wind to see which way the wind is blowing and that's about it.In states where sales prices are public record AND where zillow is able to access them then it seems like an okay tool for getting rough sales comp data, at least for a first pass evaluation.I suspect it's value doesn't just vary state-by-state but also by county and municipality within some states.Try looking  up the local assessor's office for your area and see if they have online records and compare those to zillow.

My goal is to continue moving forward until I blow through whatever it is that is blocking me and score my first moneymaking deal. 

The bank isn't going to let you blow their money.

If you blow it up in real estate sales and stack cash fast vs not having a cash war chest will impact where and what type of property will be your first deal.Good luck!

You could go the direct marketing route but you could very easily blow through your money looking for the deal that never comes.
