In my inexperienced line of thought, it would seem if I’m borrowing $60k total, the points would be applied to that $60k rather than the $18k acquisition amount - I don’t know why the ratio of acquisition amount to total loan amount would matter to the lender. 

Has to happen all the time and I think you just amend by line....so you change line whatever from $0 to $3456 its pretty obvious what you “forgot”.

Is it something along the lines of: "Sometimes it takes years from the time of a foreclosure filing to remove an occupant, sell, and recover funds.

Bottom line is we're running our BRRRR numbers based on ARV, but don't want to get stuck in a situation where that isn't an option on the cash-out refi.

The appraised value is more in-line with purchase price.

I bet that tenant of yours stole it from somewhere like a hotel, couldn't open it, and just left it there.

What line on the tax form does the loan processor look at to determine last years income?
