The issue in Stratford is simply due to the high number of listings - there is so much housing supply that buyers get to be picky.

He is a scientist by nature and so is his companyHis company will be leasing the building (5yr) so all rent is coming from him.His 2nd will have a 4yr balloon so that he will be paid off before the lease runs out.I offered to use a loan servicing company so he is sure that the bank, then his 2nd, and then I, get paid.

Well, if I were your buyer's agent, and the seller's agent couldn't/wouldn't supply any info, I'd simply call the HOA's attorney who is involved.

I would have to say, Brokerage houses can make a difference with regard to things like overall market presence, dedicated marketing platforms, well supplied buyer pipeline based on advertising exposure, etc.
