However my understanding is there is little to know appreciation, and if it was a great overall market we would have been there the last 10 years like we have been in the Cleveland markets where we have seen more then double triple or more appreciation plus 20- 30% net caps. 

I understand all of this, but I’m 22, and I know for certain with my income (and my backup job) that I can have a property paid off in less than 3 years.

From what I'm understanding, a DSCR loan is only possible if the house has a tenant in place and is cash flowing? 

Maybe MOST important would be to understand which states are "landlord-friendly" vs.

RE investors MUST understand the Class of the property they are buying and the corresponding pros & cons - else they will lose their investment.Evaluating a Class C property like a Class A is beyond foolish!

Once you understand the numbers they are looking for it is a lot easier to underwrite the deals with confidence.

Understandable for agricultural land.. but did not see it happen for houses
