I determine who gets booted by offering them a property, when they say no I ask why, they'll tell me they want this or that, so when I get a this or that and say here ya it's exactly what you want and they say no again then it's kick rocks loser your wasting my time(If I call you then you get dial tone)I think I remember seeing a program out there in cyberland that offered you to be able to input all kinds of buyers info and when you enter a property info its supposed to automatically match you up with that buyer, if there isn't then it'll be available via a website that I'm having built.

@Joe Bakleh you'll need to look into whether you can convert it back to a 2-family based on current zoning requirements.Just because it was a 2F in the past doesn't necessarily mean it's an automatic approval to go back to a 2F now.

Each house and each neighborhood is different.I automatically fill in x cost for mechanicals (electric, plumbing HVAC... etc) per sq foot.

Now, in my area to meet that goal, anything under the 1% rule will automatically not make the cut. 1.5% is about where I need to be in order to get the cash flow I need, depending on property taxes (which range from $3500 - $8000, depending on town).
