Probably nothing but a little time and aggravation.Report the notary to whichever authority regulates them in your city/state.

If you build near a water source or lake, you will have to jump through hoops with the Corps or the local authority. 

@Reed MeyerBefore you get to far go down to the county zoning and planning department and see if the parcel is allowed to be subdivided.If it is, then get a civil engineering / land planning firm to subdivide the lots.But first confirm with local authorities

A registered agent has no authority to sign legal documents.  

The same Barney Frank was so berated that he co-authored the Frank-Dodd act to correct this problem, hopefully working now.So, my point is there will not be a housing crash.
