You can play around with the job aspect, if you are willing to look for new job to save money on taxes.

IMO, You would be better off looking for properties that have a Flood Zone X, classification to avoid the flood insurance requirement.

Be nice, document all in writing, avoid phone calls or if you do talk make sure you record all the conversations- download ACR for your phone- save recordings, always prepare for court...I have some good vendors in Austin.

But anyways, I wanted to ask if someone had a list of recommended contingencies to put on their offer so it is easy to get out of the deal or re-negotiate the price if the condition, income or repairs are worse than the pictures or details provided and avoid losing earnest and option $$.
