I recommend looking into areas near economic bases - close to Nationwide Children’s Hospital, Ohio State Campus, New Albany, etc.

We're targeting a few different states. 

We've looked into and are pretty convinced we would like to make an LLC to manage the property (although if anyone has any reservations about that, we're open to other perspectives), however we aren't sure if we should make the LLC in the state we are buying the property in or if we should make an LLC in another more "corporate friendly" state.

Especially in two different states. 

As was stated contractors don't wait around for your work so it might take them 2 weeks to mobilize. 

Plus, you may owe tax to the state of  Georgia. 

My main concern is dealing with contractors since I'm out of state, so I feel it would be better for me to partner up for my first deal.

I am in Texas so currently there is not a lot of regulation or need to be licensed here, but rules vary by state as noted above.

For credit score requirements, Washington state law discourages setting minimum scores unless a "business necessity" is demonstrated.
