Any tricks of the trade for getting money to cover your 20% down payments?

We are still seeing very high rental demand, and are even still in a very strong seller's market with high prices and few SFH listings sitting on the market for more than a week.Judging by how resilient our area has proven to be in resisting the things you've mentioned above, such as forced rent reductions and rising eviction rates, I don't foresee any reasons to think this trend will change in the near or far future. 

I am trying to learn as much as possible, so all tips/tricks dos/donts are welcomed and appreciated!  

For someone adept at finance, this trick makes no difference.

Another trick I learned was to run a black water hose back and forth across the roof.

I'm using Behr latex based ceiling paint, but there are several layers underneath of unknown composition.The labor involved in removing the multiple layers of existing paint is such that is not a practical option as the unit is occupied.Thanks in advance for any tricks/tips.

I began to ask my bosses a ton of questions about how they invest, what they look for, why that area, tricks for keeping rehab costs down and where I can learn more.
