Might be a long shot but I would provide as much info as possible on this site and there are many smart people here who may have a creative idea

I am smart enough to know that there are implications because it is going from one owner to another.

I am in the research/education phase and trying not to make a move until I have a smart educated move.  

I had a great administrative assistant, smart as a whip, who worked for me full time for several years in a different industry.

I know there has to be a reason;  they've been smart enough to make the kind of profits they make in any market for thousands of years, why can't they come up with a faster way to cut losses quickly and dump properties to ready and willing buyers?
