I have never had any issues with students trashing the units, by careful screening, I try and weed out any students that I believe would not take care of the place.If your area is zoned for it, maybe consider turning the basement into a separate unit.

That part is as simple as writing a letter introducing yourself as the new owner, explaining that the existing property manager will stay in place so they should continue to work with her but if they ever needed to contact you directly to contact you at the address or phone number provided.

For receipts and one page documents, I use the free smartphone app "Genius Scan" to snap a picture of a document and it will convert to PDF (and auto adjust the image for easy reading) and allow you to save them on your phone or email docs to yourself.

So I have found a few abandoned homes and located the owner online  but under the property owners name has multiple addresses and it doesn't show which address is current, it does have phone numbers.
