I think you are going off on tangential tracks related to cost of money issues and missing the big picture.

No question there is some pain going on there in Midland, but maybe the picture is a little brighter than you think.

It's pretty tight quarters so demolition would be expensive and the empty lot wouldn't be worth what it costs to tear down the house.I'm just more talking about big picture stuff. 

I go with the other.Just a few, but should help you get a more rounded picture on two areas that are exhibiting similar numbers in other ways.

In the end, the lender simply wants to have a good overall picture of your personal financial situation.  

Placing emphasis on existing CAP rate is a very small piece of the the picture.  

Bring out the pictures from when you bought the place as your basis of the condition o the property (unless the prior owner provided with a move-in inspection)Dirt and or broken is not wear and tear, but carpet & paint will wear over time, so that would be owner responsibilty. 

The other unit was 6 bedrooms but I only ever saw pictures.
