I have had a lot of success with Local Credit Unions.

(We don't lend in ND) I would ask other local real estate investors for recommendations.  

Brandon Studebaker Construction & Full Spectrum Construction LLC are the two local contractors.

Local contractors charge by the hour and it's difficult to budget a project that way.

It sounds like you want to self-manage, but if you have to drive 12 hours, let's say, they you are already in the lane of long-distance real estate investing (because it's not local to you).

There’s lots of competition here for GOOD deals, but there’s probably a reason us locals aren’t buying these two.  

No one is developing them it's too niche. it's more of a local developer type product but they are high cash flow and very low cost to operate and setup and you can pull out a lot of cash from refinance or sale. very little development. just focus away from rural markets you don't want to compete with overnight trucking.
