One buyer wants to buy for my list price but can only qualify for roughly 85% of what my list price is.

Count up all your available cash and list anyone that would lend you the bank roll to get started. 

Why anyone would sell their $400K+ property for a 10% discount through a wholesaler when they can list it and get full market price right away is beyond me.

RE investors love to talk shop and share what they're doing.i think masterminds ARE worth it but only once you're at a point where you can benefit from them. 

There are websites where you can list the share rooms for rent.If you can't find a new construction house try to get a house built 2000+ year to avoid repairs as much as possible.

This is the property that needs the most amount of tweaks and attention to remain relevant.And because is the competition helps to be in a good community with amenities near the parks, themed rooms, etc....I wouldn't recommend the area if this is your first STR but If you already have an STR and are comfortable listing in all the channels and optimizing so you can be in the top 10-20pct then it can be a good market.

i've listed on zillow and people are coming, they are just not applying.

I have seen it on 2-3 units as well where they close off a top story or below and have it still listed as 2-3 units without giving merit to the conversion due to lack of additional meter.

And BTW, yes, buying on market listed properties are a different beast, but I buy from wholesalers who negotiate with agents and sellers ALL the time.
