I believe the average dog bit claim is about $29K.Seriously, I would REQUIRE the tenant to have renters insurance with you named on the policy.

It was my understanding (as someone not in the financial industry) that financial institutions did not have to write down current mortgages the same way they had to write down those late or in default.

My local lender asked for past 2 tax returns and still asks me for a recent pay stub every time I apply for a loan even though I now have 4 through them.One big paycheck might be easy to show (depending on your industry/pay scale)... tax returns show a better trend of your earning power.
