Hi all, I'm aiming to purchase rental properties in the Milwaukee, Appleton and Green Bay areas.

I am fairly "green" in this type of investments and I am still in the process of investing in my first owed RE property.

For example, if the deck costs X it would be an easier green-light if the ARV turned out to be >X.
