I did about 8 flips so for. so  not a ton of experience but not a newbie...I establish over time a nice  local team as we all know is needed.few month ago, my main   local partner/contractor  failed me. 18,000$ first draw of renovation was taken and job was not done.he was very fair with money before, so I  can only guess , he got into trouble with other deals and tried to solve it using my funds. the next contractor I hired ,was recommended by my local relator. 

It was a gamble/"fun money" buy for us both as he is brand new to real estate and just wanted to get his feet wet and it was in a market I was a little curious about.

I am looking for someone who is established in the real estate market in Buffalo, NY who would be willing to take me under their wing and sort of mentor me while I learn about the industry. 

Gambling is everywhere now and already much closer with Philly under an hour away compared to NYC at two and half.Hotel room occupancy and food/beverage numbers are strong here.

I'm looking at an established business to buy for my wife to run. 

I feel like I may have taken on more than I can handle with my first purchase and am seriously considering selling the property and starting over with a single family home or two until I can establish a better foundation for myself. 

., which I think will be a big challenge for new agents with no established client base. 

I'm willing to knock on doors and try to establish a good rapport, leave a good impression, etc, and do what I can to get the property under contract. 

I would think if you've gotten a deal under contract and you're fishing out a deal that you didn't use the contractor that the investor uses, then maybe you'd have to go back and negotiate (I guess that's why its important to have a well established relationship with the investor and how he works eh?)?
