Lot Rent X Lots X 60 (if its in fair condition, or 70 if it's in great condition and single metered).$250 X 14 X 60 = $210,000 or $250 X 14 X 70 = $245,000However, yes you do have to figure in for the house, but if that is all the rent you will be getting, I am not sure if I would consider this a good deal.

Oh, and for those who think that the transfer can be made at nominal value (like $1 or $10 or $100), the PA Dept of Revenue has a formula they use to impute a fair market value that will be the amount considered in the calculation of RTT - just because of people using nominal dollar transfers to try to circumvent payment of RTT.

The only thing I have to overnight is the Deed that I sign when I sell to my buyer so the Title company can record it.The key is to keep good communication with EVERYONE involved so everyone feels comfortable and is on the same page.I love these deals!

There is a fairly aggressive network of promoters that work with the franchise industry to encourage prospective franchisees to tap their 401K funds for this purpose, and with the huge dislocation of corporate employees, it's a huge business.I have been meaning to research whether 401k funds could be used in a ROBS structure to fund various types of real estate businesses that do things like: fix and flip, manage property for others, make rehab loans, etc.
