Big college town & state capital

I'm analyzing a short sale opportunity in a NY college town.

Ambrose University, which might open you up to some college kids. 

Hence I am immersing myself in real estate investing where my true passion has been since I completed a class project on the industry my junior year of college.

Clifton (some parts), although a college area also has a lot of new bars, restaurants, and buildings going up which could be another good spot.  

Tenant quality here is very high- young college educated white collar professionals.

I am also registered to take a real estate class at a local college in the Spring time, because I am finishing up a Master's degree at the moment.

She tried to purchase properties in the recent past but to no avail.The townhome, with $487/mo. common area maintenance fee (parking, water and cable tv included here), is located across the street from the recently-concluded PanAmerican Games arena, one block from Centennial College and one block from University of Toronto (Scarborough) and one block from Highway 401 (the main drag).I asked our new bank (I recently opened a corporate account and thinking of moving all my accounts there) to pre-approve a mortgage for our corporation to buy this particular property so we could place an offer.

I'm highly considering investing in rental properties such as duplexes and fourplexes around colleges and universities, but have never done it before.

Also my first purchase is in a college town and the prices of the properties I'm looking at range from $40,0000-$100,000(Not to expensive I guess).
