Can your parents or a relative co-sign on the loan?

I have a few examples of notes that co-workers have sent me but it has all of their information on it.  

I am working with the buyer and was wondering i should get the house under co tract and assign it as a wholesale deal.

If people could reliably do it then everyone would have bought in Denver, Austin, Bay Area, etc. 5 years ago.

And need a co-investor to help him finance it. 

Vacation rental is interesting to me, but the fact that it may sit empty for a good portion of the year, and that a property management company would most likely be involved and take a big chunk of the rental income, makes this a less appealing prospect.A little background on me....been living in the greater Denver area for 13 years and managed two rental condos for a family member for a few years here. 

The only way I would work with another wholesaler is to co-wholesale the whole deal and agree on a price which we'll sell it for.

Credit check-- your call, if it's students I'd probably just require a parent co-signer.   

A friend of mine brought up a possible deal in Colorado Springs.
