I do feel that downside is minimal as this is a relatively urban area somewhat near colleges so I do not see a circumstance where apartment demand decreases substantially.

If standard depreciation is done, then your depreciation is 150k (minus 20k for land) so 130k divided by 27.5 years or roughly 4500.But if you can deduct your entire rehab, you may get a 50k depreciation writeoff this year plus the remaining depreciation.Again, I know the law was passed but I am NOT sure how it relates to investors and if it actually applies.

Our combined income exceeds $150,000 but the write offs relating to the real estate expenses for tax purposes go away so buying in our own name does not provide all the advantages I would like it to.
