Some key indicating numbers in single family housing are as follows:-Median Sold Price: $292,000-Sold Listing Price: Up 18%-Avg Days on Market: Down 33%Although single family housing it appreciating well which creates a great fix and flip environment, multi-family seems like a better long term strategy because of the 3-4 year turn over in Navy and Marine Corp personnel.

Almost invariably, those individuals say the one's who get it done are those who "jumped in", "grew a pair", or "pulled the trigger".

If they are individual SFR properties,  just rehab them one at a time.  

Sometimes you can search the online county records for this information.In addition, I believe it is required by all states that the individual counties must publish (in a public publication) the list of all properties that will be auctioned off on the courthouse steps (this would include all foreclosures).

They would need a promissory note which spells out the terms of the loan and a mortgage which allows their IRA to foreclose if the terms are not met.Be wary of doing deals in a SD account with checkbook control if a custodian has indicated they would be reluctant to do so.
