Since I've made a ton of improvements to the home since I purchased in 2009 (new roof, new patio, new kitchen and currently working on updating the master bath), I'd like to get a real idea of the appraised value so I can use that towards the depreciation instead of the tax assessment should that deal come through.

I am not trying to justify raking someone over the coals, just looking for what LLs with more experience in turnovers and SD retention think is a best practice.We have been fortuniate that we have now only had 2 tenants move out of our homes in the last 7 years, one was our first tenant ever who finished her masters and moved for work and the other was an inheriated tenant of a home we bought in the 2Q of 2017.

The plan is to update the house into the 21st century, convert the useless garage into more living space and add hvac to it, new floors, windows, a new deck, possibly move the laundry room, convert one of the bedrooms into an office and reconfigure the in-law suite to a master suite.What is good range to estimate per sqft for the rehab, including landscaping in the general Wayne/Paterson area?

WE have a lot of property and as such I have a master policy like a Lloyds of London were I can add and delete in a given day.. and only pay insurance for the days its insured.. so that makes our life pretty good..
