I discovered and learned all I could about the option agreement and selling the option, so I went and spent god knows how much time doing my best to write a thorough contract that is legal and hopefully good enough so the lender won't have any issues with the contract itself.I cannot express my gratitude enough for all the advice and help.

For example, the PM could write they get to enslave you for five years if you default in the terms, but that's an illegal clause and would never stand up in court, even if you agreed to it.Long story short, I would see if the PM will correct this or I would consult an attorney for advice.

I also look at Google reviews but they're easy to fake - the companies who fake the reviews/hire someone to write the reviews typically have them written by accounts with 1-3 total Google reviews total and so when I look at the Google reviews I take them with a grain of salt unless most reviews come from strong accounts (accounts with a good amount of reviews).
