My mistake, nice, all those things will help you attract a better tenant and charge more.

U can see right away were most of your mistakes are made...all based on the same problem. 

It probably goes without saying, but it depends hugely on the market, and as a rule, the worst run airbnbs will be the quickest to move to LTR (or get sold).

I can see flippers, wholesalers,etc. looking at virtual stuff because often these people make lots of mistakes and their solution is to limit collateral damage after the fact by trying to cut costs elsewhere.

You are now experiencing first hand why you don't do a number of things/mistakes you made...that I can see so far:1 - NEVER combine the lease and the option into one contract2 - Never give rent credits towards the purchase3 - Your tenant/buyer agreement should be for 1 year...not longer4 - The "upfront amount" isn't lost.
