Where are the best places to wholesale besides obvious Daytona, del ray beach Florida, st Louis MO, OH, AZ, ETC.What are the options, if any, with these small town deals?

Can anyone convey a step by step guide on how to attempt my first wholesale deal!!!!!

I am looking to wholesale properties to start in order to gain some capital for rehab and flips.

And what % of the value will they give a ELOC to eventually somehow use again for the next potential deal of another cheap rental, or wholesale, etc.  

You're competing with investors who don't need to account for a wholesale profit, so you'll almost always be better off with off-market motivated sellers.Best wishes - keep me in mind as a buyer if you find a good deal.Mike

There is surely no opportunity to wholesale at with those kind of numbers.

What brings me to this site is that I am in the process of closing a six unit apartment complex with a Real Estate Wholesaler representing an Investment group.

@Marc Freislinger Are there ways I can do a wholesale deal strictly over the phone or email without having to meet the seller? 

does  a whole sale consultant only helps for buying or even helps the investor in selling?

My goal for the remainder of 2015 is to complete 3 wholesale deals to build capital (and experience!)
