Try getting your feet wet in your backyard and connecting with other wholesalers and real estate agents and seeing where flippers are buying.

The entire main floor got wet.

The only downside is you are not going to turn $700k into $3mm in 5 years by investing in real estate (unless you do a TON of value add, and have a little bit of luck)If I were in your shoes I'd probably put that $1mm to work in a small value add multifamily deal to get your feet wet, then I'd use the remaining cash to repeat the process that you just went though.Your dad has passed on some very valuable wisdom to you.

So I guess just getting my feet wet is a better start than doing nothing.

The one unit has a walk up to the second floor that has a second full bath and a wet bar (sink, stove, fridge) so it already has the basics for an apartment along with a dining area.

I know I will need to establish a notary and real estate license both here in MI and in TN around the time I arrive,  I want to get started this year and do notary business here in Michigan and work as an Agent to get my feet wet and get that first year learning curve behind me. 

Get feet wet and see how forcefully I want to pursue REI vs just buying Microsoft.
