Your best bet is to read the forums and when you see someone who sounds like they know what they are talking about, ask them if they mentor, if that is a YES, then interrogate them about their expertise and ability to teach. 

I have had several foundation repairs companies check it out to get estimates and only 1 has bid so far and the job is $20,000 for Kitchen and Bath lift/stabilize and another $30,000 if I would like to get the whole house done.This is not my area of expertise and the first time I had to deal with any kind of foundation issues in my life.. any advice on how to proceed would be GREATLY appreciated as an additional $20k or $50k for that matter was not budgeted for.I have several friends in construction that think it won't be a liability for tenants but if I'm going to do the other rehab work I hate to do it on a bad base.

My quick summary: The general partner has a deal and expertise and ability to get debt… but needs funds for equity.  

Because real estate is not their main focus or their expertise, they can leverage the experience of others while also doing what they want.

I can do that but I need the legal particulars about how projects are paid for, entry and exit strategies for partners, percentages of profit (based on input), the concept of sweat equity and personal expertise invited to every deal.

Sorry to borrow your expertise, but I wanted to clarify your statement on acceptable loan terms. 

But you aren’t helping to educate folks when you don’t make your thinking fully visible and communicate in non-constructive manners.

Why would you offer your time, services and expertise to anyone who was not able to provide their ability to buy?
