I purchased three 4plexes with lots of boiler issues, but I didn't account for that cost when underwriting the deal, so I had to pay nearly $20k out of pocket.

I will caution you on the short term rental... the city had issued a moratorium on any and all new licenses while they conduct a 9 month study, and then issue new rules and regulations for STRs.

Sounds right, but I’d have the attorney do the title search up front....many of these “bargains” from wholesalers have serious title issues they either don’t know about or hide.
