The lot is near to an university so there shouldn't be any issue with getting tenants.

I got into Real Estate Development after completing a Masters of Real Estate Development for Architects degree in 2013.

I would recommend looking at the university area, where prices are relatively low (for now) and you will see cash flow and appreciation.
