You in India have the Cyclones and Monsoon rains on the East coast of the country with tremendous flooding in Bangladesh.

OP there are discount brokerages in each state that will charge you a nominal fee a month and a small transaction fee... here in on west coast there are literally hundreds of them.Dingo up in Ohio is starting list and sell realty and is I think 199 a month.. no transaction fee's.

C neighborhoods can be great or you can end up being the next person selling to an investor at a discount if you can't handle the issues that come with a C neighborhood.  

But in my experience what I have found in small portfolio sales like this is, 1/4 are losers that I wouldn't want, 1/2 of them are ok and I would only buy at a discount, and the last 1/4 are good rentals that meet my criteria. 

Therefore, I always have a dream of stock crash, so I can use my cash to buy a lot of stock at discount price, like google, amazon, apple at half price.I truly wish that the stock market can be crash like year 2009 stock crash.

Initial comps with discount in the area indicated a $260,000 ARV, appraiser came in at $235,000.

Then use the equity to buy an actual rental property at a discount that will cash flow much better.

There doesn’t seem to be much of a discount for taking on the large amount of risk carried by these filtered down notes.
