OP there are discount brokerages in each state that will charge you a nominal fee a month and a small transaction fee... here in on west coast there are literally hundreds of them.Dingo up in Ohio is starting list and sell realty and is I think 199 a month.. no transaction fee's.

C neighborhoods can be great or you can end up being the next person selling to an investor at a discount if you can't handle the issues that come with a C neighborhood.

But in my experience what I have found in small portfolio sales like this is, 1/4 are losers that I wouldn't want, 1/2 of them are ok and I would only buy at a discount, and the last 1/4 are good rentals that meet my criteria.
