I am in Houston a coming upon my last semester in grad school.

In my area, they were active 6-8 years ago, and that train left the station a long time ago.

It's going to be on a 15 year amatorization schedule so when my daughter  graduates high school it will be paid off and she can decide if she wants to continue to rent it out for cash flow, live in it, refinance it to pay for school or start a business or whatever, or sell it.

If you want to become a top agent, you'll want one that provides consistent training and leads. 

Of the ones that are out there, which trainings are recommended? 

In real estate school they tell students about a story that involved a situation like that with a little old lady and her son hammered the crap out of the agent down the road.

I want a brokerage that provides a lot of training and mentorship to new agents, even if the splits are lower.

These are professionals with additional training and a stricter code of ethics.
