As soon as a life event happens with that tenant they tend to start trying to renegotiate the rent lower, move somewhere cheaper, go buy a house to own directly,etc.There are some areas where renters are outpacing supply so landlords can almost do whatever they want in charging rents ( if rent control is not in place) but those are few and far in between on a national scale.Just think of if you are top market rents and do your purchase projections based on that assumption what happens when the market shifts and rents go from 1,200 to 1,100?

So many times I'm sent a deal to save and come up to a train wreck caused by some other Mortgage Broker or Lender LO who can't think outside the box and/or don't have the loan programs I can offerAnyway, often, the obvious and quick fix is for the seller to hold a purchase money 2nd mtg.If it's for a strong, good credit borrower and they are willing to pay Top Dollar for the property, why not offer the seller a 10% return on that small amount of money on a 30/60?

take away is you bought a top end rental like Curt and @Chris Clothier recommend not a bottom end MOrris thing.. which none of us recommend.. contrats.. little recapture but appreciation is an important part of the equation and maybe now we can say markets are not flat like we used to say a few years back.. cash flow and appreciation.Nice one.

You also then have to factor in things like location,appreciation in the area, is the purchase price top market price or is there equity, this can also determine if it is a good deal or not.
