I’m just trying to figure out the best approach/timeframe, to give the current tenant, that his rent will be going up, either September 1st or October 1st. 200.00/month is quite a jump, so I kinda want to give home the extra time to decide and not ruffle any feathers right off the bat, considering he will be my neighbor.

My plan was to rent the house and shop seperately and build a small home in the former manufactured home's location.The city and county both were not very certain on giving exact answers or putting anything in writing in the time frame that we had for our due diligence and the sellers were unwilling to extend our contract until firm answers on allowed uses came in.

.- Whaat are the odds you are going to have the equity or appreciation in such a short timeframe to refinance to a conventional loan within the first year and not be bringing money (and quite a bit of money at that) to the closing table every time.I want to make sure that you are being guided excellently here.

I would require copies of the lease (review all special provisions), sellers tax returns (someone might inflate rent rolls but they'll likely not lie on their taxes), proof of held security deposits, current rent roll, recent utility bills or contact your local utility service, HOA Documents if there are any, and finally maintenance records.I would also contact the current tenants to have them fill out a basic questionnaire about their rent rate, lease time frame, and any deferred maintenance on the property.

If I go the with the initial HML and remove the property out of the LLC name into mine, then the seasoning time frame starts over, which stretches the time frame beyond my agreed time frame to pay the HML.

Seems the times have changed and it is no longer done that way.I tried searching online for photos, everything about these straps and install method date back to the 2000 timeframe, same as when I did it.
