What I have found some success with is leveraging my suppliers.

We had to pay a professional to install drain tile and a sump pump which cost us $3,600 and was the most expensive part of the remodel. 

Full gut, total rewire and replumb, refinish hardwoods, completely new and relocated kitchen with nicer than average cabinets, appliances and tile and addition of 3rd bedroom and utility room(using existing space).

Asked Contractor to tile bathrooms.

I have a call in 30 minutes with a flooring vendor that installed some LVT (luxury vinyl tile that looks like hardwood but is cheaper) at my rental property.

I'm amazed you can still get the breakers for them - I had to order a double-pole for an AC unit and had no trouble getting one (through the mail, local suppliers had nothing). 

If I counted your flooring tile right, you should have just enough room for a table where the living room space is now.

Will need to replace the drywall and some floor tiles in the kitchen this weekend.
