One of them, I may tear down (older mobile home, on a beautiful lot) and build a home for me to retire in. 

They told the person the place needs a lot of work and he replied that he would just tear the buildings down and build a nice new house on the property.

He got exactly $100k more for waiting and did no improvements.....I'm an electrical contractor and 70% of the new homes we work on are vacation homes.I just finished one that was an oceanfront .75 acre lot purchased for $400k with a tear down home.

In fact in the future, Maybe I’ll tear down the current 3 family and Build a 10 unit building.  

A smart move to furnish them because I think half the turnover wear and tear on a mid term unit comes from all that furniture moving.

Is it for gas, vehicle wear and tear, etc.?

I could also just chill for a bit, but I'm sort of tearing off a band aid and want to get to 4 house rentals with little to no money down before I stabilize.

How will that impact wear and tear?

I will need to have my architect come back to evaluate what was done and try to draw up  new plans to bring this place up to code, hopefully without tearing it down.
