If they fail to do that and it results in water damage, the tenant is liable.If water gets inside the home and the tenant is aware of it but fails to report it, they are negligent and therefore liable.If the tub is dripping and they fail to report it to me so I can fix it, they are negligent and liable.If they leave a window open and rain water comes inside the home and damages the flooring or window sill, they are negligent and liable.It sounds to me like your friend has no idea how to care for a home.

Have him fight the claim with the insurance company.If that fails, put it on the market as a rehab property.You might clarify whether you mean a mobile home or a modular home.

If the latter, think about if the investment in buying the linens is worth the experiment.Personally, as a host I'd hate for my guests to fail to read something, then show up and go "Where are the sheets?"

Vet them like a sponsor.Some larger equity funds have a strategy of taking a large position in order to take over the deal when it fails wiping out other equity investors.Be careful and do your homework on all fronts.
