It's important to know what you can bring to the table- why would someone want to partner with you if you aren't bringing the money to the table?  

I may approach a family member or other close friend who you believe brings the "qualification" peice to the table and offer them a % of the cash-flow as a partner in the deal.

We don't usually deal with parks under $1M loan size but found a solid deal and cannot make the deal work with cash unless we find a financing option on backend. :/
