We think the best way to go about this is to look for a property in a surrounding suburb but within 20-30 mins of downtown/ UMN campus as we work downtown and most of our friends are still in school.

If I were in your shoes, before looking to go out of state, I would surround myself with local investors and some of them will be investing out of state and others will be house hacking multis like you describe.
