Investing duplex or triplex

With just about everything on lockdown is it worth it to invest in a duplex/triplex in San Antonio or El Paso TX?

I don't think it's as locked down here in San Antonio as you might think. I have a duplex under contract for a client right now. This week we've had an inspector, property manager, and two contractors come out to the property with no real issues, other than wearing masks and spacing them out a bit. Our management team's collections have been extremely strong as well. The only real problem right now is making deals. Good investment properties are selling incredibly fast. I've been involved in several multiple offer situations in the last few weeks.
