The reality is you won't live in it forever and your proforma is supposed to reflect the performance of the property across it's lifetime.

The issuance of a tax deed to you after forclosure by the county is supposed to clear the title of all previous liens (except any governmental liens).

I have never heard a short sale at its completion show nothing derogatory but because of the new foreclosure rescue plans I suppose it could be happening today.
