i have wrapped my mind around the BRRRR method and its variants, in particular what i have seen referred to as the "smart leverage" method wherein i buy a distressed property, rehab, and refinance at 70% LTV, allowing me to recoup my money and, of course, repeat.  

Then I repeated it over and over.

Given that you are going to repeat whichever road you decide to go down for 6 continuous months, what would you do?

Once I sell the home repeat that process again.  

And yes - many of my property management clients are repeat customers on both the acquisition side and the PM side.
