The fact that the building has a "Special Use" limits its functionality if there is not sufficient storage demand in the area relative to the supply.

On FHA and VA loans there is a document that states you'll need to live there 12 months min, while on conventional I have not seen any thing regarding a specific time frame so as long as you move in and do intend to live there as a primary that should be sufficient enough.

Does your rental agreement sufficiently cover these situations?  

Not entirely for the money but, to become a self sufficient business woman.

You can't do this yourself and be able to sleep at night.  

Value the 3 properties and then you can see what to allocate as a % under the one note, but that may not be sufficient to pay off the note on a prorated basis as that will be up to the lender if not stated (often, borrowers miss this for stated payoffs under a blanket mortgage). ;)
