I wanted to pick you brain on the industrial aspect, what would be the due diligence check list for an investor who's reviewing an industrial property to purchase?  

I am still awaiting the exact rates and crunch the numbers but strategically should I try to take out as much cash as I can or leave some in the property?

I'm looking forward to learning about all aspects of the real estate business, particularly on how to invest out of state. 

You need to be truthful in explaining what you want to do, touch on the aspects above, leaving out information that may apply is simply going to get you the wrong answer if you try to hide some aspect.
