I dislike popcorn because fixing spots where it is damaged isn't easy.

Lastly, now a days, forms are done electronically, so if the template works for you and you can do it online, the agent can just click a few buttons and you're on your way.

If I can spray bleach on a moldy spot and be good to go, then awesome, but if it requires licensed contractors, so I don't end up in some mold lawsuit down the road, then I'm trying to figure that out on the front end. 

With such a widespread community I know someone has had a similar starting spot and can shed some “light on the (dark room I’m walking into) so to speak”.

Maybe its just luck, but I get 5+ applications each time, my last 2 open houses i rented it out within 1 hour on the spot (contingent on app approval).

Also, dark grey helps to keep clean cuz spots will be hidden in the color.

I also think the people who prey on people looking to make money in RE with little work and $ are immoral as they're making money selling a system that they know won't work (it's like selling shovels to gold prospectors and pointing them to a spot where you know there's no gold) Perhaps I could have been more specific but a sprinkle of hyperbole makes life interesting. 

I found the sweet spot eventually by renting a really nice place at a bargain in between the two, owning rentals in the small town, and running the work from home business that serviced the major city. 

The liability protection I posted is spot on, but the tax advantage is not.
